When the tenancy is up for renewal, the team works with landlord and tenant to agree terms before drawing up a renewal agreement. Then, at the end of the tenancy, they organise the inventory check out and liaise with both parties with the aim of getting a release of the deposit as quickly as is possible. Our team is always available for any landlord that needs advice on a range of issues: rental increases, dilapidations (deductions from the deposit) and decorative issues. For the latter, a meeting with Seven Oaks home services department may be recommended. Our team also trouble shoots. What if a boiler doesn't work in mid winter or if the windows don't open in mid summer? It's a horror story for the tenants so we source cost effective and trustworthy contractors and ensure they sort ot the problem quickly. And, unless the cost of the job exceeds £150 - in which case we would obtain a couple of quotes and then consult the landlord - we don't bother the landlord at all. Part of the team's job is to keep the tenants happy but also to make sure that they look after the property. This is doubly good news for our landlords. Happy tenants are likely to renew, but if they do decide to leave, the property that they have maintained to a good standard will re-let quicker, ensuring shorter vacant periods. For landlords that prefer to manage their own property we also offer a let only service at very competitive rates. All deposits taken are secured by a tenancy deposit scheme. Please contact our lettings and property management department on 0114 2449689 for further details on all services that we offer:
